These are the numbers that come up in a normal conversation about land in Udupi or Mangalore.

    Guntha is used more in interior Karnataka. If a seller quotes gunthas for land in Udupi, the parcel is probably still on an agricultural revenue record.

    1 acre = 100 cents = 40 gunthas = 43,560 square feet

    Agricultural land is recorded in acres and gunthas on the RTC. A layout carved out of it will then be sold in cents.

    30 by 40 site = 1,200 square feet = about 2.75 cents

    The most common small site dimension. A 40 by 60 is 2,400 square feet, about 5.51 cents.

    1 cent = about 40.47 square metres

    Square metres appear on planning and building documents. Useful to know because the K-RERA registration threshold is set at 500 square metres of project land.

    Site and plot mean the same thing

    Locally, site means a residential plot. There is no difference between the two words in Udupi and Mangalore.

Where land area goes wrong

A converter answers arithmetic. It does not tell you whether the area being quoted is the area you are actually buying, and that gap is where money is lost.

    The deed and the ground disagree

    The area in the sale deed, the area on the RTC and the area you get when the boundary is actually measured are often three slightly different numbers. Have it surveyed against the sketch before you pay, not after.

    Road and setback area counted in

    In some layouts the quoted extent includes a share of the access road or land you cannot build on. Ask what the buildable area is, separately from the total extent.

    Built up, super built up and carpet area

    For flats, the price is usually quoted on super built up area while you live in the carpet area. They are not the same number and the difference can be substantial.

    Guidance value is set per unit too

    Stamp duty is charged on the higher of your sale value or the government guidance value for that area. Since both are computed on extent, an area error also changes what you pay in duty.

Why does the same land measure differently on different documents?

Revenue records for agricultural land are usually written in acres and gunthas, while a layout or a sale is quoted in cents or square feet. The area can also differ between the sale deed, the RTC and the actual survey on the ground. Before buying, have the boundaries measured against the survey sketch rather than relying on the figure in the advertisement.
