Mangalore by locality

What each area is actually like to buy in, including where we would tell you not to bother. Prices move, so treat the positioning as the useful part and ask us for the current figure.

    Kadri

    The most expensive of the main residential areas. Central, established, good schools and hospitals within reach. Strong price appreciation over the last three years. If your budget stretches here, resale liquidity is the reason to consider it.

    Bejai

    Mid-premium and very liquid. Close to the city centre, well supplied with apartment stock, which means you will usually have a choice and a buyer when you sell. Flat rates here have been flat over the last year after a long run up.

    Surathkal

    The value and rental play. NITK drives constant student and faculty demand, so rental yields are quoted higher than the city average. Entry prices for land are among the lowest in the Mangalore belt. Buy here to let, or to hold.

    Kankanady and Mangaladevi

    Central, older stock, close to the hospitals. Good for buyers who want to be inside the city rather than on a growth corridor. Check building age and the sanctioned plan carefully here.

    Derebail and Kulshekar

    Lower entry points inside the city limits, still well connected. Worth a look if Kadri and Bejai are beyond budget but you do not want to move out to the district.

    Mulky, Bantwal, Puttur, Sullia

    The wider district. More land and independent house stock than flats, at prices the city cannot match. This is where agricultural land, conversion orders and panchayat khata questions come up most often, so the legal check matters more, not less.

What we read on a Mangalore property

Same Karnataka rules as Udupi, with one local difference: Mangalore has more coastline and river frontage, so the CRZ question comes up more often.

    Title chain, 30 years

    Who owned it, when it changed hands, and whether every transfer was properly registered. Read by our own advocate, not outsourced to a panel.

    Encumbrance certificate

    Pulled from Kaveri. It shows registered loans, liens and old sales the seller may not have mentioned.

  3. 03

    Khata, and which kind

    An A khata is not the same as a Form 9 or Form 11 from a gram panchayat. In the district around Mangalore this distinction decides whether a bank will lend at all.

    RTC, mutation and conversion order

    For land. The RTC must show the current owner and the correct land use. A Section 95 conversion order without a matching mutation entry is incomplete, and that gap stops loans and building plan sanction.

    CRZ classification

    Mangalore sits on the coast with rivers running through it. Parcels near the sea, the backwaters or a river mouth need their coastal zone classification confirmed before purchase. This is the check most often skipped here.

  6. 06

    K-RERA registration, for builder projects

    Required where the land exceeds 500 square metres or there are more than eight units. Search the project on the state portal yourself before the site visit. The registration number must appear in the builder’s advertising.

Do the same legal checks apply in Mangalore as in Udupi?

Yes. Both are in Karnataka, so the same rules apply: the encumbrance certificate from Kaveri, the khata, the RTC and mutation for land, and the Section 95 conversion order where the parcel was agricultural. Mangalore has more coastline and river frontage than most Karnataka cities, so the CRZ classification check matters more here, not less.

Is Surathkal a good area to buy in?

Surathkal has the strongest rental demand in the city because of NITK, which is why rental yields there are usually quoted higher than the Mangalore average. It is also one of the more affordable entry points. Whether it suits you depends on whether you are buying to live in or to let, and we will say so plainly rather than pushing whatever we happen to have listed.

Do you charge the buyer a fee in Mangalore?

No. The buyer pays us nothing. No file charges and no upfront payment. Our income comes from the seller or builder side of the transaction. You pay stamp duty, the registration fee and any bank processing fee directly to the government or the bank.

Your office is in Udupi. Can you handle a Mangalore property?

Yes. Mangalore is about an hour from our Bannanje office and Dakshina Kannada is part of our regular working area. Registration happens at the sub-registrar office with jurisdiction over the property, and our advocate handles Dakshina Kannada records as routinely as Udupi ones.
